Real estate is essential. As a Realtor® in this “pandemic” market, I’ve been asked by my clients and others, what should I do in the market that we’re in? How do I look at a house? Should I list my house now or wait? What should I do?

Today’s Market
While I can’t tell someone what they should do or shouldn’t do in real estate, I can give data and explain what is going on in their Multiple Listing Service area (MLS). As their trusted advisor, I can guide them through the buying or selling process in this pandemic market.

There is real estate activity happening today in the Austin area markets. There are buyers who are buying and sellers who are selling their home. Real estate transactions are still happening albeit in a slightly different way and with an expected lower number of transactions.

Buyers in Today’s Market

With Covid-19 guidelines that have been more clearly defined, I am seeing buyers who are wanting to buy move forward. Just like normal, buyers will need to discuss with a lender if they can proceed in this market or if they need to wait a little before buying a home.

Lenders are still verifying employment, income, debt, and providing pre-qualification letters to their clients. With the contract, there is still earnest and option money due, an option period for inspections, repair negotiations, a lender’s appraisal, and closings with Title companies or mobile notaries.

Today’s buyers are likely to find there is less competition than in a “normal” spring market.

How Buyers Prepare to Tour a Home
Buyers wanting to purchase in today’s market have to be ok with viewing the house either virtually or seeing the property under the Covid-19 safety guidelines. I’ve been asked, “What about submitting an offer, or having the inspection completed?” As a Realtor®, I am deemed essential and continue to walk through each step of buying with my clients and also have essential vendors ready to help.

When showing a property, I educate my clients beforehand on what they have to do to minimize person-to-person contact or contact with the property as much as possible. I ask that they do not touch anything in the house, that they wear a mask or bandana, and that they wear foot booties. I also provide 70% Alcohol Wipes for their use after viewing the property.

Sellers in Today’s Market
There are some sellers who want to list their home now, or engage in preparations to list to move forward after the pandemic is over. As their trusted advisor, I walk them through the same timeline and list of to-do’s to get their house ready for market as I would have prior to the pandemic.

Just like before, all showings for sellers are by Realtor® appointment only. To minimize buyers touching surfaces when touring a sellers home, I instruct my sellers to leave on all the lights and open all of the doors. I also encourage my sellers to wipe down door handles and surfaces after each showing.

The Common Goal
Most of the processes of real estate transactions today remain the same. There are some changes in the processes, but I am seeing everyone adapt well. All parties in the transaction have the same common goal. Buyers want to buy their dream home and sellers want to move on to the next step in their journey.
